Why this is not optional

An unwatched house is an uninsured house.

Most Canadian policies carry an unoccupancy condition. Past a stated number of days in the heating season, water damage is excluded unless you do one of three things: keep the heat on and have the house checked on a set interval, shut the water off and drain the system, or fit a monitored alarm. Almost nobody reads that clause until the claim. See the trigger days, insurer by insurer.

Of those three, the monitored alarm is the one most insurers accept outright and the one that never sleeps. So we fit one, at every tier, in the retainer. What an alarm cannot do is the rest of it. It tells you the house is at 3°C from four provinces away. It does not close the main, get a plumber through the door before morning, or tell you what the water already reached.

They are in Vancouver, in Calgary, across the border, or overseas. They bought a place on the lake, at Predator Ridge, up at Big White, for the summers, the ski weeks, and one day for good. And then they discovered the quiet problem of owning a beautiful home you are rarely standing in.

A pipe can freeze in January with no one there to notice. Smoke and evacuation orders can arrive in August while you are four provinces away. A renovation you approved by email drifts, over budget and behind, because no one you trust is watching it. So the home becomes a low, constant worry instead of the escape it was meant to be.

When something looks wrong in your home, we do not just send a photo and wait. We take the reading, open the access hatch, photograph what is actually above the stain, and tell you what it costs to put right. Where the answer needs a formal opinion on the condition of the building, we say so and bring in the licensed inspector or engineer who gives it, rather than guessing on your behalf.

When a repair is needed, we do not hand you a stranger. We bring in trades we already trust, oversee the work with a builder's eye, and confirm it was done right. We never mark up a trade's invoice, so we make nothing on the repair itself. When a job is large enough to need a builder to run it, that oversight is a flat fee you agree before we begin, shown in the open. The only thing we are ever protecting is the home.

    Trained in British Columbia's mandatory 2-5-10 new home warranty process: coverage, defect handling, and a builder's obligations. We know what a new home should stand behind, and how to hold it there.
  • Envelope, moisture and mechanical, measured
    Readings and photographs taken by someone who knows where these houses actually fail: envelope, moisture, mechanical, drainage. We catch the small thing early, record it properly, and price the real fix. A formal opinion on the condition of the building is referred to a licensed inspector or engineer.
  • The knowledge, not the invoice
    We do not renovate or warranty your home. We hold the builder's knowledge and use it to protect it. Because we never mark up the work we flag, our only incentive is to keep the home right and tell you the truth.

I build homes in this valley for a living. I started Brasskey because I watched too many beautiful Okanagan homes sit empty and unwatched, cared for by whoever happened to have a key. An absentee owner deserves better than a house-sitter with a checklist. So we run your home the way I would run one I built myself: with a builder's eye, a trade network I already trust, and an honest account of everything, every month. We take a small number of homes on purpose. If yours is one of them, it will be looked after like it is our own.

Every tier is builder backed, includes the monitored sensor suite, and is scoped to the home. Rates are in Canadian dollars per home per month, for Kelowna and the lakefront core, plus GST and, from October 1 2026, 7 percent BC provincial sales tax on the security element of the service. Homes farther out carry a distance adjustment that we quote to your address before you sign, and that falls as your neighbours join.

The Property Record

A licensed builder spends a day at your house and writes down what is actually there: envelope, roof, mechanical, moisture readings, drainage and grounds, photographed, measured and dated. Keys, codes, alarms, shutoffs and every system documented. Your monitored sensor suite is supplied and installed on the same visit.

You do not need a retainer to buy one. Most owners start here and decide about care afterwards. If you take a tier within ninety days it becomes your intake and is not charged twice. It is a record of the house, not a formal opinion on its condition: where one is needed we name the licensed inspector or engineer who should give it.

Non-refundable once the survey is booked. Turnaround is about a week. Plus GST. From October 1 2026 the monitoring element also carries 7 percent BC provincial sales tax, shown as its own line on your invoice.
Distance

Rates above are for Kelowna, the Mission, Glenmore and the lakefront core. Distance is the honest cost in this business, so we price it rather than hide it: homes farther out carry an adjustment, fixed to your address and quoted before you sign. Big White, Predator Ridge, SilverStar and Naramata are served on clustered days.

It falls as your neighbours join. When three or more homes in your area are under care, your adjustment drops a band at your next renewal.

The monitored sensor suite is in your retainer, not on this list. Your retainer covers your tier's cadence; anything beyond it is quoted, approved in your portal, and shown in the open. All figures are before GST and, from October 1 2026, 7 percent BC provincial sales tax.
The founding eight
Eight homes for the 2026 to 2027 season. Then we close.

Route density is what keeps this service honest, so the roster is capped rather than sold. Eight places for the coming season, applications close October 15, care begins November 1. Founding owners hold their rate, capped at six percent a year, for three years, and they keep that lock through every later price review. When the eight are taken the list reopens for the following season.

You can hold a place for $100. Fully refundable up to the site visit, for any reason and with nothing deducted, and credited in full against your intake if you go ahead. It buys you the place while we talk, and nothing else, and it carries no tax because nothing has been supplied. There is no version of this where you are out of pocket for thinking about it.

How billing works

Plain about this, before you sign.

You are not buying a count of visits. You are buying standing capacity: your keys held, your sensors watched, your home on our route, and a builder on call for it. That standing does not switch off in the months you happen to be home, so neither does the retainer.

  • The retainer bills on the 1st, in advance. Whether or not you are away, whether or not the weather cooperates, whether or not we are able to get in.
  • Being in residence does not pause the service. There is no seasonal hold and no vacation suspension. We still hold your keys and your monitoring still runs.
  • Tell us before you come home. Twenty four hours' notice through the portal. Without it the scheduled visit still bills, and if we attend a home we believed empty a $145 wasted-trip fee applies.
  • A visit we cannot complete is a visit delivered. Changed codes, an unannounced contractor, a blocked gate: the visit is charged.
  • Visits do not bank. Unused cadence expires with the month. There are no credits and no rollovers.
  • Twelve month initial term, then month to month on sixty days' written notice. Ending early is three months' retainer, or the balance of the term if that is shorter.
  • Founding rate lock. Prices are reviewed each January 1. Founding owners are capped at six percent a year for their first three years.
  • Ten days to change your mind. Nobody signs anything at the site visit. The agreement comes afterwards, you sign it in your own time, and for ten days after you receive it you can cancel for any reason and we refund every dollar with nothing deducted. You can also end the agreement at any time if you sell the home or move away.
  • We do not take your money up front. One hundred dollars when you sign, the balance of the Property Record when the record is in your hand, and your first retainer on the first of the month after your cancellation period closes.

Discretion

No one needs to know you are away.

The surest protection for an empty home is that no one knows it is empty. Brasskey is built to be invisible. Our vehicles are unmarked, our people wear no uniforms, and nothing we do announces that the owner is gone.

We keep the home looking lived in, hold your information in strict confidence, and arrive the way a friend would, not a service. The only person who ever sees the full picture of your home is you.

Before you ask

The questions owners ask us first.

Most owners find the vacancy condition in their policy the day they read it looking for something else. Pull your wording and look for the clause on unoccupied or vacant premises: it usually sets a number of days, and then narrows or suspends coverage for water, freeze and vandalism unless the home is being checked at a stated interval by a competent person, with a record. Send us your broker's name and we will speak to them directly about what they want documented. If your policy turns out to have no such condition, we will tell you that too. We have set out the trigger days by insurer, and how to find the paragraph in your own wording, in about four minutes.

Yes, and many owners should. $1,250, one visit, no retainer and no term. A licensed builder walks the house and writes down what is there: envelope, roof, mechanical, moisture readings, grounds, shutoffs and systems, photographed and dated, and installs your monitored sensor suite while he is there. You can hand the record to your insurer, your broker or a buyer. If you take a tier within ninety days it becomes your intake and you are not charged for it twice. It records the house rather than passing a formal opinion on its condition, and where an opinion is needed we tell you who should give it.

A neighbour or a house-sitter can tell you a light is off. We can tell you the flashing is failing, send the right trade before it becomes a roof, and account for every dollar. That is the difference between watching a home and running it.

Every visit is logged with a timestamp and photographs, so you always know who was in your home and when. Keys and codes are held under a strict written protocol, everyone who holds a key is vetted and under a confidentiality agreement, and our vehicles and people are unmarked.

Before care begins at your home, Brasskey binds commercial general liability, professional liability (errors and omissions) and care, custody and control cover, sized to the value of the homes we hold, and we will send the certificate to you or to your broker before you sign. Your care agreement sets out in writing exactly what we check and how often, so the scope of our responsibility is clear on both sides. If something ever goes wrong, you are dealing with a covered, accountable company rather than a neighbour with a key, and you will have seen the certificate before you signed.

You set your spending ceilings once. Small items are handled automatically, larger ones take one tap to approve, and genuine emergencies are acted on to a rate you agreed in advance. Trade invoices pass through at cost, never marked up. When a larger project needs a builder to run it, that oversight is a single flat fee agreed before the work begins. Every charge is itemized in your portal with a photo and a reason.

Routine repair coordination is part of your tier. When a renovation needs running, we manage it as your owner's representative for a flat, disclosed builder-oversight fee, never a markup on the trade, so our only interest stays your home. We never handle rentals or tenancies. That is a licensed activity we refer to a partner.

We serve the whole valley. Homes outside the central route carry a zone adjustment quoted to the property, twenty percent for Zone B and thirty five percent for Zone C, and we cluster our visits in your area so you never pay for an empty drive. Once three homes in your area are under care, your adjustment drops one band at renewal. The full breakdown, community by community, is here.

No, and we would rather tell you that here than after you sign. The retainer buys standing capacity, not a count of visits: your keys held, your sensors watched, your home on our route and a builder on call for it. None of that switches off in the months you are in residence, so the charge does not either. What does change is what we do with the time, so tell us you are coming and we shift to arrival readiness, trade let-ins and the work that is easier to do while someone is there. Tell us at least twenty four hours ahead through the portal. Owners who want a service they can switch off are better served by a per-visit house watcher, and we will happily name one.
